Dubai Islands is a district located at the intersection of the old Dubai neighborhoods of Deira and Bur Dubai, near the historic Port Rashid and the tourist cultural district of Al Bastakiya.
It consists of a group of five islands with a total area of 17 square kilometers: Marina Island, Central Island, Shore Island, Golf Island, and Elite Island. The largest among them is Central Island, where Deira Mall, the main attraction, is located. The project is being developed by the state-owned company Nakheel.

HISTORICAL BACKGROUND 

Originally, the area was called Palm Deira and was part of the long-term megaproject of the three palm islands. Due to the financial crisis of 2007–2008, Nakheel put projects like Palm Jebel Ali, The World, and Palm Deira on hold. Later, the project was renamed Deira Islands, and the master plan was completely redesigned into five islands, finally receiving the name Dubai Islands.
As of 2021, little construction had been done on the islands, but in 2022 Nakheel announced the branded Rixos project, as well as the sale of plots for residential and commercial (hotel) development.
At present, the island is under active development. Three hotels are operational: RIU Dubai with 800 rooms, which opened on December 10, 2020, followed by Centara Mirage Beach Resort Dubai with 607 rooms, which opened on October 14, 2021, and Park Regis by Prince Dubai Islands with 159 rooms, which opened on March 2, 2024.
The Deira Mall, frozen since 2014, is planned to be a 600,000 m² (6,500,000 sq ft) shopping center with 1,100 retail spaces.

KEY INVESTMENT POINTS:

  • A freehold property located in a non-designated area (closed to foreign buyers), making demand here incredibly high.
  • Early stage of development – the lowest price per square foot for coastal property near the beach at 2,500 AED | 2,600 AED (comparison: Blue Waters (New Dubai) – 5,000 AED per square foot, Old Dubai – Nikki Beach – 5,000 AED per square foot, Port D’La Mer – low-rise buildings, but average quality, no brand, small beach shared by two hotels, though with a similar location).
  • This part of Dubai is included in Sheikh Mohammed’s master plan for redevelopment (Shindaga tunnel, new roads, one bridge connecting to Mina Rashid, one bridge already exists, and another one is set to be built in the next five years).
  • Infrastructure: shopping mall, Souq, 87 hotels, 2 golf courses, 9 marinas
  • Statistically, waterfront projects, especially those near beaches and in golf communities, appreciate the most.
